Portfolio lenders tends to make underwriting decisions in real life sitting around a table as opposed to letting computers calculate borrowability for them, and most of them won't lend to non-local borrowers.

This situation is a little unique, though of course I always have faith that good investment decisions make money in any market.

Talk to some other tax pros, file an extension, and don't leave a bunch of money sitting on the table for no reason. 

I have an opportunity and some questions about my seemingly unique situation before diving into real estate investment.

By the end of week 3, if things are opening back up, we will be dining out on the beach, staying in a hotel somewhere tropical because we will be so sick of being home, we just need to get out.Based on my circle of friends, this is not a unique situation. 

I just wanted to point out, unless the deal is off the table I would stay in touch with the seller or consider asking them for an extension on the contract.

I know this is not unique to Raleigh, but just a suggestion to be cautious and find a GC and/or contractors you trust. 

I'm also willing to consider any strategies or approaches to make the deal work, as I know I have a great deal on the table.
