So given that, I have a question should I just "do deals" because they're profitable or should I run my business and life like a businessman, creating different sustainable businesses with multiple channels of revenue and opportunity?  

I like the investment to be able to sustain itself without relying on any refinance to reinforce the numbers or minipulate them to project better.

Factor in many households in the Bay Area are dual income making household $300k-$600k a year in tech, prices growth is sustained.  

I don't want housing that doubles every year while wages/salaries barely increase, that's not a very sustainable economy in my view...None the less, you bring some interesting points but we'll just have to wait and see what will happen!
