Call animal control/city/past owner and have them pay for it.

what the movie fails to explain is that the reason pesci's father in the movie doesnt fix anything is because these tenants act like animals that destroy everything and are never accountable for it.....just...like...yours. 1. send letter explaining shes responsible for repair expense, 2. have her pay for it or terminate her lease asap .3. when she moves out, install most rock solid faucet possible.

I know that personally if I could sacrifice say 25% of my profit to make an experience  much more painless/smoother/quicker I'd definitely do it in most circumstances.

We bought our first house & primary residence about 18 months ago as a bank owned forclosure (animal piss scent, a few other problems, etc...).

Look at offering sub2, wrap purchases or lease option assignments.Wholesaling is another animal. 

I normally recommend someone local though because things seem to get done a whole lot smoother.

In short time they lived at my place, I developed lot of respect for animals.
