Greene's advice about meeting with lenders and having questions prepared about loans, as well as all my financials in a file i could send out to anyone anytime. well after all those meetings i ended up building some relationships with people who liked me and my story. they wanted to see me expand and get to the next level, so i had a few commercial referrals. well after talking to lenders till i was blue in the fact, i still had no lender committed and i was days away from my deadline in the contract.

My personal experience is with 2-4 unit multifamily properties C/C+ class  (have one in S seattle, one in burien - both with similar tenant bases to what such a property in renton would see) - so if the property you are looking at is similar I can say you will probably get mostly blue collar and service industry working class people.

@Zana Blue - he wasnt able to take the offer because he was buying a new house to live in and that purchase didnt work out, so he decided to stay in this house and didnt take the offer.
