Back when I was doing tons of REOs, I was the one paying for the utilities and yard/house maintenance.

However, some rental property owners can claim the 26% solar tax credit if they live in the property for part of the year and use the house as a rental when they're not present.

If you are renovating a bathroom we would be spending $500 for a vanity sink base.

If possible I'd try a house hack at first, if that's not feasible then I'd look at out of state investing.

For newly constructed, purchased or renovated properties and also retroactive generally over the last 10 years, building components are properly classified into individual units of property and accurate recovery periods for computing depreciation deductions.

Have you gained possession of the house?  

We have an in house builder here, so I have an endless supply of lots I am purchasing for them and selling these investment properties they build on the back end. 

So, they think it's done and high-performing and you think it needs a complete makeover so you would be paying up to renovate.

Focus on saving up and doing a house hack.
