Sounds like you've gone for a heck of a ride!

I look for people matching one of three conditions: they own their own businesses, they have been members of the community for an extended period of time, or they are involved in real estate in some fashion.

You have to be prepared to ride along long-term to make these deals work. 

These are the people that are riding the chair lifts every day and have a captive audience with whom ever they happen to sit next to. 

Your job as a wholesaler is to keep everything together and make sure each side is doing what they are supposed to in a timely fashion.

If you don't have enough of a cushion to ride out the lean times, you'll end up quitting too soon.You could definitely get your license now, and my suggestion is to look for a job as an assistant to an already successful real estate agent.  

Also, the deposit was in regards to letting people know that the deposit can't be used as the last month's rent.I believe I'll drop it to $1,200 per month and a $1,200 deposit as well, then ride it out for another month or so.It's on a 15 year note, but even still, our PITI is only $705, so we can cash flow pretty well even if we have to drop the price even lower, though I'd prefer not to get that far.

I have never seen such poorly treated roads, I mean a sheet of ice 4 inches thick and the entry road was down hill, nothing I could do but hold on for the ride.

Real Estate Investing is a Business backed by knowledge and a passion...not an emotional joy ride or game of chance.The last thing you want is to lose your or your funding source's money on your first deal because you didn't do your homework and preparations properly...I see it all the time and then the individual tries to seek help after the damage is done, all to no avail.
