@Mark StoneBy giving notice now for the end of February you can express to the tenant your helpful attitude by giving them plenty of time to find a new place.

I might express to find a different lender that understands investment properties better but before we get there let's cover some basic items:  Loan in LLC Name:  The conventional guideline here is that you must close a conventional loan in an individuals name.  

So never go by the numbers provided by the seller/broker, although I do use their numbers as part of my express analysis.

I took Continuing Ed Express for my real estate license courses and it was an amazing experience.
