If you want to do this deal, you need to bring in some experience, which will potentially require some real skin in the game on your part.

Hopefully you find one sooner but it will frame your expectations the right way to avoid getting discouraged in month 6 especially in a hot investment market like today.Real estate is a long-term wealth game and it pays to be patient.

Maybe something that allows you to network, establish connections, learn the business or aspects thereof.  

If you had an established and trusted team of contractors, I would say that there is a tremendous opportunity for value-add opportunities throughout SA.
