The pad is great for a live/work contractor, since there's lots of space, nice house, and big warehouse - but not really as a rental property.What I'm actually leaning towards is unloading the break-even property, and transferring to something more suited to rentals.

The home is inhabitable with no water, electricity, dog feces, no appliances, holes in the ceiling, rotten siding, & a lot more- Its a demoHeres the issue..The sellers sons wont move..One son lives inside and one son(paralyzed on one side of his body) lives in a trailer on the lot.

I would further imagine that if you wanted to purchase one or more of these properties, that you could get a reinspection after having a professional lead abatement contractor clear up the issue.

I plan using the agent to help me sell the property, which I hope will give them an incentive to help me.Find a contractor to give me an estimate on the repairs/rehab of the property.Once I've collected all of this, I plan on reaching out to private lenders and providing them with the information I found on the property which I HOPE will be reinforcement for them to invest their money in the property...

The problem I am having is no residential contractor is guaranteeing they can fix the issue then contractors flake etc.The tenants still want to be in the house which I find odd as I later found out water came into the garage and there is a lot of mold damage and I had another water restoration contractor removing the drywall and scrubbing the wood frame of the walls.

Use contractors for finishing and cheap labor if your not good at it like mud and taping.
