For instance, I found out in Annapolis that in addition to federal fair housing laws, I cannot discriminate on marital status or source of income and must follow the square foot requirements (listed so much per adult, child under 12, child over 12), so if they met the sq ft and my standard income and credit requirements, then I could not deny them.

I can flat tell you this happens far more than you may know... and it happens in virtually every market in the US from SF to NY to Miami to Seattle and all the fly over areas as well.Were the abuse is HUGE though is in low end assets were you have tenants that get abused and you have landlords who live 5 states away who have no clue as to what is happening... believe me I had to foreclose on over 200 of these in the mid west from INdy to Atlanta Memphis Jackson B ham etc..

A lot of investors prefer to have a feature called "checkbook control" meaning you can write a check for a given investment rather than submit an investment direction letter to a custodian holding the funds and wait for them to approve and carry out the investment (or deny it and decline to carry it out).

Read carefully;  Here's what I was told: Los Angeles Home Buyers LLC is NOT the same as LA Home Buyers.Calif Sec of State would catch Los Angeles Home Buyers LLC, Inc, Corp and typically deny the second occurence.
