They do have a short memory The fact that everyone is forgetting is not that you can buy a $700k  house on a teachers salary is that the house you bought was worth $50k more in a day a month or 2 months later people were not buying the homes to live in but is was a mad money grab The $102% deals where you walked away with cash, the homes that were flipped for $30k profits a week after closing  This was the gold rush of the 1890's fueled by the criminal acts of wall street .

It's really awful that drugs are so common and that it goes hand in hand with so much criminal activity.  

with that much damage I would also turn over to your insurance company they may take a swing at it and go after the tenants criminally I know I had one tenat do 40k of damage in a 2 year old home I owned it was a 200k home.. and insurance covered about 30k of it and they filed a criminal case against the tenant.. not sure what happened..but its worth checking.PM cannot be there all the time.. unless you specifically pay them to do a monthly inspection or quarterly inspection..

Tampering with the meter is a criminal offense, including trespassing... needless to say, I will not be heeding the advice of my landlord.  

You want to make sure they will be able to pay rent on time and don't have a criminal history (especially because they are living in the same house as you)!

I would never consider renting to someone without a good reference from a previous landlord, income which is three times the rent, and passing a criminal background check.

Taking emotions out of the equation, the marketing of real estate (or contracts involving the sale of real estate) without a real estate license, is a criminal offense in many states (Arizona included).

Many states have enacted laws and regulations to thwart these types of transactions, and many have teeth in them to include both civil and criminal penalties now.
