hey @Sachin Amin I was not personally impacted but I had a member of my JDC coaching Pod get impacted pretty heavily. 

I know this about PMI---they are owned by one of my real estate coaches, Mike Baron.

Looking for any feedback on their coaching program?

If you don't have the cash in hand, do you have access to people who would partner with you or that you can turn into private lenders (i.e. parents, older siblings, cousins, aunts, uncles, coaches, pastors, mentors, etc.).

My ultimate goal is to be financially free to be a small high school coach and not worry about the crappy pay.

What are others thoughts on coaching or mentorship programs? 

@Randy RutmanIt seems that a 3 to 5 year lease and a "right of first refusal" with FICO coaching such as www.upgrademycredit.com would do the trick for most homebuyers; I don't like the home buyers having to deal with all these other costs. 

I love challenges and I've grown tremendously in my business learning my way through my mistakes as well as aligning myself with some amazing coaches!!

As @Michael Margarella mentioned, AJ Osborne also has an awesome book and I recommend his podcast too.As I mentioned in the last one third of the book, I recommend getting a coach or mentor and joining a mastermind.
