Yes I could instead spend my investment money on a half-million dollar home and luxury cars but instead I choose to invest and take chances to set my family and I up in the future.

We've generally had to pay the maintenance out of pocket over the years - an AC compressor, garage door opener, new dishwasher, paint/carpet etc., but spaced out and we had money in savings for those. 

Painting, carpet, maybe some tile work.

What makes you choose a new site trying to be an early adopter and not the sheep following whats popular?

Or people who just choose not to buy a house for mobility reasons.

If I were them and I was presented with those two offers I would first need to determine my capital gains liability, and if it was low enough I’d choose the seller financed route and then give you notice a day after closing that I want you to cash me out.My suggestion: simplify.
