Late night calls, excuses why they can't pay rent, sob stories, tenants fighting other tenants, cops being called, babies flushing diapers down the toilet and flooding, tenants just going MIA, etc.  

Because of a mishap in the timing of the appointment, I got to meet the owners who I sold myself to (we're a young couple, with a baby, trying to find an affordable place to live).

Even worse, the tenant had a baby recently so now not only is my building at risk, so is a child.

That would be a conservative baby step.The main reason I am wanting to house hack is the zero down VA loan.

So when life takes over, and it has a lot more this year with a now 6 month old baby, I can set the houses in repair status on hold. 

Its 2020 baby! 

It may take baby steps.
