We finally got one that used the income approach to get to the 140K that the purchase price was (and for those who want to say that I should have just pushed the price down - this was a fair price and I own the 5 duplexes adjacent to it, so it's a good buy for me).

I might suggest traget direct mailing to homeowners that are adjacent/near to blue-collar and service type of job/employment centers (factories, light manufacturing, etc) where jobs are being more apt to be lost.
