Jeff: Sue I see on the internet/direct mail advertisement you are offering a reduced rate for loan origination I was hoping I might eliminate them as I have been calling around and I was surprised some are.

I'm not sure most areas have such a list and even if it was just fine to advertise to that list, I suspect the person meant to BCC everyone on the email.

You can probably find a local BP member to help locate or evaluate the PM company, and to recommend a contractor to give you an estimate of the rehab work.Now, you will need to do thorough due diligence on the PM company, of course, just as you would with a turnkey company, particularly talking to other owners, looking at their marketing/advertising, getting their occupancy percentages, investigating how maintenance is handled, etc.
