Begin by giving contractors smaller projects and gradually progress to a full BRRRR.

Investors are building LIHTC, and other affordable projects in these areas, but new multifamily can not today be built to support the rents that a D area has. 

Securing a sponsor can be challenging, especially when they have concerns about your capabilities to manage the property and keep it profitable.So, let me share a suggestion that might make a potential sponsor more comfortable:Offer to have them oversee the asset and property management aspects, including the control over cash flow.

The biggest thing you'd have to manage after purchasing the right deal for you would be the property manager, so you can make sure he's managing your property how you'd like. 

Just make sure you manage expectations and it can work out just fine.  

Even if you create a non-CA LLC, if you are managing the business from California, you will likely be deemed to be "doing business" in California and therefore likely subject to CA taxes.

DSCR loans focus on property income, need more upfront money, and work well for quick fix-and-flip projects.
