If someone gets a whole new kitchen, they probably wont mind a 10% bump in rents.

Keep in mind though if these tenants lived there prior to the foreclosure and have a legit lease you cannot evict them unilaterally if they wont pay you can.. but if they pay you have to honor the lease for the full term..
