I let them tour the vacant apartment by giving the key box code over the phone and take applications also through Rentec as well as background check.  

To attempt to save face or show that you will not be pushed around is not in line with tour ultimate goal.

I'm back late Sunday so if you need anything, a tour of neighborhoods, coffee to discuss your Austin questions, etc. give me a hollar.

I even have a video tour so that the potential tenants should have a good idea of the layout of the house.

I always arrive a few mins before customers to make sure every light in the home is on, and blinds are set to allow more light in.Also, whatever room/feature you feel is the 'best' (watch your customers for clues here to see how they react to), make sure that when you end the tour and are ready to do your final chat/sales talk you are in that best room.

@Chris Chesser If you have a year before you will be ready to purchase my best advice would be to analyze and tour as many properties in the area you expect to invest.  

@Lee Fahy Just my two cents, but I would not consider purchasing any property without touring all the units.

Even averaging out the comparables comes to $155k not withstanding the fact that it is probably going to be an insult to both the listing agent and my buyer's agent who has spent several hours taking me on property tours to offer this low for the house.

If you are really confident with your first tour through the property waive the inspection, or bring your contractor with you to visually inspect as you go through.

Done a few tours but not really done a full deal with any property owners yet.
