I have seen this requirement in cases where the property is tenant-occupied and the seller is trying to limit the number of tire-kickers so as not to piss off the tenants.

Just had a home sell for $40k+ over retail market value just because the buyers were tired of getting beat out so they offered ridiculously higher than the market value to get it.Often times, spreads in deals are created so look to find/see something in a property that others are missing.

Just be really really clear that if you bring them a lead then you expect to be the listing agent for a full commission when they sell.One other tip is to thoroughly vet your new contacts though and make sure they are investors and not tire kickers.
