One great way to buy from family to avoid a cash required down payment is by doing a "Gift of Equity" purchase. 

I give my tenant a gift card to a restaurant.

I'd only call on that favor in special circumstances and I'd offer to pay them for their time (like $350/hr. or a gift cert to a very fancy steakhouse), and of course I'd be there to meet them. 

If your DSCR lender does not allow for a second position, those that don't may allow you to get down payment help with an alternative way such as a gift.

I have seen a landlord that awards gift cards from home improvement stores to tenants that pay their rent on time on an annual basis!

i did a flip with credit cards last winter that made $36k & was extremely stressful because we did most all the work ourselves besides foundation.It kept my friend who did maintenance & rental rehabs & more from college away from bankruptcy court.I had 809 credit score at the time & used 7 different cards & promotions to pay the whole $30k for the flip costs most was charged at Lowe’s for discount gift cards (highly recommend plus coupons) without the 3% fee.I was able to pay off all the cards before crazy high 20%+ interest hit as it sold in days for good money.Frisco is an extremely hot market in Dallas right now & way overpriced...But during downturn may only drop 20% because of strong local jobs base nearby.

The bed is important, but in my experience not the most important.We have comfortable beds, but we get far more compliments on leaving them extra coffee, gift cards, and just the little things.For us, hospitality brings them back as repeat guests and less so the mattress but this could simply be unique for us.Mike
