I'm not promoting the deal however if you could separate the utilities (or most of them) and pass on the expense to the tenants you could definitely help your bottom line.  

I'm not 6 figures but have the potential to be there in a few years if the right promotions come along but not much more is possible within the corporate structure in which I work.

If you don't have buyers already, you want to start promoting the deal.
