Gi'angelo, I may be a bit biased and I can only speak to multifamily/apartments but I have many investors whom I've developed relationships with and they will ask me for rental and sales comps, cap rates, seller information, City zoning and regulations, etc.

You'll just about certainly need to upsize central AC and furnace/blower, and change up ducting a bitTo kind of piggy back on all the above, and I'm biased as an engineer - if I were you I'd be wanting a good set of plans to even try this.

It's hard to know a good Realtor though for this type of thing, because they have a bias towards you buying anything so they get a commission.Another option is to find a local investor who has done this kind of thing before.

My 2 cents: Capital constraints, as well as an instinctive feeling that all the negativity and bad-mouthing surrounding this just COULDN'T be that bad, and I thought there was a level of bias in them.
