If you have a willing and able buyer at $20k above what your offer would be, more power to you, but I doubt it as an expereinced investor would not pay that much and I wouldn't want to rip off someone who "has no clue"

I seriously doubt that there was anything that valuable inside this apartment.The vast majority of the time, the robber is not going to utilize the weapon.
