We track most things manually, but use Apartments.com for the units currently occupied (adding more units in our portfolio will incur the Apartments.com premium cost, so I want to explore my options if software is no longer free).

They will ask you to fill out 1-2 pieces of paper, and they will probably send you a 1099 at the end of the year, but that should not be a big concern usually.I try and help my tenants out whenever I can if they can get free money.
