Allowing owner to rent on a short sell

It's difficult to use a wink and a nod as a negotiation pot-sweetener.You can offer to buy various items of personal property, such as a riding lawnmower, some furniture or window coverings or art work, or consulting services regarding property condition, what needs to be repaired, what they've done over the years, and any product literature they have such as for large appliances.

What can I negotiate?
5 January 2017 | 10 replies
Sometimes its the speed of the deal, sometimes they want you to buy all the furniture from their passed mom's house that they are selling, sometimes they want to sell to you but "rent back" the house for $1 a month for three months while they find a new home.Your negotiation is all dependent on YOU finding their real problem (sometimes it is $) and solving it.

So far my experience with having an investment property has been great, but I know this always isn't the case. When we move I plan on getting my real estate license, but also have a passion for rehab and woodworking (counter tops, furniture) so may want to get into some flips.Maybe not the right place for questions, but I keep going back and forth whether we should continue to rent the property that my mother in law will be leaving and rent our current home, sell one or both and not have to worry about managing properties from across the country.

I posted 24 hour notice then inspected the property, and all his clothes are gone, but there is trash, random furniture, shoes, and of course a kitchen heaping with spoiled food.
