Are their listings detailed with good quality photos?

Due to the recent expenditures, I'm looking to do what's most economical but also of decent quality that will last.  

And until you are comfortable with all the paperwork, I highly recommend you have a trusted mentor, or you hire a quality real estate attorney, to advise you in order to protect your interests.  

While there's a lot of work that needs to be done, the house has great bones and was a quality build for its time. 

I'm not even talking about the quality of tenants you will drag on in these lower-class C-D areas, $800-$900 rent per month looks great on paper until the tenant stops paying and messes up the place.

It really comes down to what you are comfortable with, but if your agent is quality, he/she would have explained each item in detail and answered all your questions so you could determine how to proceed.  

Also with this scenario you can potentially attract a better quality tenant because you are giving them more of what they want.

I know they don't give actual tax, legal, or investment advice, but they are HUGE resources for getting quality information.

I own the house outright and need help finding a reliable and quality contractor who won't try to gouge me.
