Student Housing- condo

In July 2020,I bought a condo in a university town that's rented by students.  There's been quite a bit of cap ex as well as a recent $2,000 assessment per owner to begin a rebuild of the exterior steps at the complex.  

The cabinet/vanity area in one of the bathrooms and the kitchen countertops need to be replaced.  Due to the recent expenditures, I'm looking to do what's most economical but also of decent quality that will last.  Any recommendations for countertop and bathroom cabinets would be appreciated- where to buy, materials....
