I recently obtained my real-estate license and am trying to learn as much as possible.

There is a plethora of lenders one can do a deal with, but I'm looking for an asset based lender who is fast, reliable and has excellent customer service. 

The tenant base in each of these asset classes is very different & there isn't much if anything an investor or property management company can do to change the make up of the citizens of a neighborhood.

If your DTI is high, you may want to consider a asset based lender when acquiring investment real estate.

You are calling it a non-preforming asset which would make me think they are not paying.

I only obtained my Georgia real estate license for my future investment properties. 

At one of our assets, UPS and FedEx will deliver to the resident's doors, but USPS refuses to since we have a central mail room.

I have no experience in this asset class with regards to actual investing.
