So go work for a car dealer.. they hire anyone.. they pay usually 2k or better a month to start so your at least eating.. and they are VERY Good at teaching you closing techniques.. which is what you need if your going to be a successful wheeler dealer in real estate.Buying rental props once your going you don't necessary need those skills.. but they come into play even negotiating on your buys and sells.

There is a technique we’re partners or an individual acting as multiple people get together and throw numerous offers at one seller hoping that the multiple low offers will have the seller come off his numbers and choose one of the offers on the table which could all even be one person.If you know your numbers are correct stick it out.

I might have to give it a shot :-).There are some other techniques...that probably are not as common lately such as software that shows properties that are behind on taxes or mortgage payments, those are usually good owners to contact if possible, this is my plan when the market slows down again.I am surprised no one mentioned banking relationships, I was working with a group that bought 700 units this way.
