What was determinant of your success?

Hey everyone! I want to ask some experienced investors, those who own 1 property up to 500+ , what were the 3-5 key actions you took that determined your success? It could be tangible as finding deals or, securing financing, networking or more along the lines of mindset/attitude shift. I've been reading High Permormance Habits and Think and Grow Rich and it seems that if you master the techniques in these books it opens up a world of opportunities. I've read a bunch on RE investing and I have a decent plan to own my first property. The concepts are relatively simple but incorporating a plan into my life has proven for me to be the hard part. I'm 19 with my RE license engaging in selling rental properties but my main passion and goals lie in buy and hold. I'm working on my 1 year plan to own my first rental and want to know what others deemed crucial to their success.
