I have invested out of state when we lived the past 15 years in SoCAL first in St George, UT and Smoky Mtn TN.

More or less same cluster at Preston and George Bush in Plano....and plenty more around the giant Metroplex.As I think is the case in most big cities, the big public hospitals are not always in the best places to live.
