Are you intentionally looking to outsource the management and day to day operations to a management company versus self-managing? 

You have to ask yourself "how desperate am I to rent this place?

What have you tried so far? 

If your reasoning is that you can just use that as a rental while you buy something else (which makes me wonder about your reasoning regarding down payments and closing costs, you're going to have those on the new home you buy), that's not a good reason to turn something into a rental. 

A good commercial real estate agent should be able to point you to one.
