@Laureen Youngblood I've started there but people don't tend to file claims but are quick to do a video or blog about their experience that was either good or bad. 

There are plenty of role play videos on YouTube that you can reference- most of these are Real Estate Agent scripts but can be applied to what you're doing as well.Do not aim to get the property owner to sell to you on the first contact... aim to establish and nourish the relationship!

A DIY mentality would dictate that you purchase repair books from Autozone, watch hours upon hours of Youtube videos, buy tools you need but don't have, and probably still throw your hands up in the air and have it towed to a garage because it's overwhelming.A tax return on the other hand is like the tip of an iceberg. 

@Paul Sandhu- thanks Paul you never fail to deliver on good information and hilarious content. as far as the area we are looking in, I think its safe to say it would be mostly for sports events, museums, casino, etc.

Even though I have watched several videos on youtube and read a couple books, there are some things that I have questions about.

Still taking the baby steps, doing lots of research, listening to podcasts, watching videos, and listening/reading related books when I'm chanced.

After having met the Local Real Estate Agent previously and getting a gauge on their assessments of properties, had them walk the new listing for me, send me pics and videos and answer questions.

I have almost no experience with real estate, besides from the BiggerPockets youtube videos I have watched, and some research I have done through a couple books.

I have watched multiple videos and everyone has different numbers for assignments fees.
