I'm sure theres an answer in the forums somewhere, but I got tired of looking.We are currently under contract for our first investment property, a duplex for a just over $100k doing it with traditional financing in our personal name, and then going to flip into the LLC in a few months. 25% down, and then it cashflows around $400 per month.We were also looking for a fix and flip to hold long term, but a 4 unit just came on the market that is basically ready to go, and fully rented.

I found that apartments and zillow gave me the most quality leads and facebook and craigslist gave me the most tire-kickers or non-starters.

Have you tired to rent it as is yet and if so what was the result? 

A buyer who has gone through the process of getting pre-approved is serious about buying and not just kicking tires.

Motivation consists of multiple things; death in the family, outta state landlord who’s tired of late rent payments, immediate relocation, foreclosure, etc.

Can you imagine if the guy making 3x the rent decided he was tired of the free-loaders and decided to leave?
