OKC Buy and Hold Rental

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $85,000

Enough base hits and I'll find a home run! Used another loan that provided 80% of ARV plus closing costs. Only came out of pocket what was needed to cover going over budget on repairs (HVAC went out).

What made you interested in investing in this type of deal?

It was an easy way to get into investing as it required very little money out of pocket.

How did you find this deal and how did you negotiate it?

I called every landlord I knew in my phone and asked if they had a house they were tired of!

How did you finance this deal?

Bank loan. They cut a check for 80% ARV and rolled closing costs into the loan.

How did you add value to the deal?

Painted the whole interior, new fixtures, toilets, LVP throughout, new HVAC, and updated kitchen hardware.

What was the outcome?

All in around $97k on the loan, renting at $995 a month!
