A 3/1 will hardly rent and a 2/1 caps out around $750 no matter where it is.Rooms are the hot ticket right now.

The only thing missing is vacancy.I would strongly suggest taking another look at the age of the property and determine whether you should increase the percentage for maintenance and CapEx if you expect any of the big ticket items to wear out in the near future (5 years or less). 

Because of economies of scale, they are buying materials much cheaper and for big ticket items like HVAC, they are not walking in to big box stores and paying retail.

Remodel can mean a lot of different things to different people, so make sure you understand whether this is cosmetic (new paint, new cabinetry etc) or a serious overhaul (new HVAC, flooring, roof, big ticket items).
