Comparing 2010-2020 to 2020-2022 is plain wrong as inflation and interest rate are very different.If a house has to go back to CPI status, we have to drop 50 percent which doesn't make sense unless there's a war, drop 10-25% seems doable.

In terms of coastal California towns, we are still very affordable and have much room to grow.I recently put clients into a 4 unit for $712,000, non-owner occupied, they had a little bit more to put down than you do (they had $180K) but it shows that it is still doable here in San Diego.

The one missing feature, from my perspective, is some way for a tenant to elect to auto-pay whatever rent amount is due each month so they don't even need to open an email or click anything.I'm sure there's some valid reason why this doesn't seem doable for others on this thread, but I confess I don't see it.

You would have to flip multiple homes to make yourself good profits and pay your APR, but great business for capital.Multi family is a little bit more complicated than SFR'a but still very doable.

I cash flow nicely in the Center Square area of Albany with multis, but multis come at a premium down there, and SFH are more doable in Colonie/Cohoes areas like the others have said.If you have any questions feel free to reach out.
