I've given out gift cards for wall art that can cover up the blemishes or send them a link to wall art and ask them what they like best and you'll buy it. 

The reason we're asking is we would like to be able to get them little gifts on their birthdays.

Give them a gift card or something along that nature along with my business card.

I am having 20% of the down payment gifted it to me from a family member and the money for the rehab that needs to be done gifted as well.

The good thing about it being family is you could get Max seller credits to help either cover all of the closing costs or buy the rate down (or both).If you did not have to "buy out" family right away you could do a "Gift of equity" purchase and have no out of pocket cost because it would be treated as a refinance where you can use the equity to cover the down payment and closing costs.

Seller was family and gave me a $50,000 equity gift at closing.

Kind of like the "secure your oxygen mask before helping your child" version of personal finance.The biggest gift that you can give your kids is spending time and making memories with them.

The best response was from mailing a package...it contained a small gift (one that is not likely to be thrown away, with my card adhered to the back).

If they are coming in for a game, we have some gifts related to that game for them.
