Myself personally, I was taught how to appraise by an MAI Appraiser, so fortunately for myself I believe I was "correctly" trained and use "correct" actions for formulate my cma's/BPO's. 

As a bay area native (born an raised in SF), I personally prefer to stay away from legislation that will handcuff me as a landlord moving into the future, which is why I started investing in the Midwest back in 2021.

Make sure this is the right track before making your life more difficult.An LLC is useful for two things: anonymity and legal protection.

I would feel safe using the security deposit on smoke mitigation on turnover which might include kill/paint purchase of ozone machine steam cleaning or replacing carpet etc. remember to account for useful life if replacing.

Question - I believe my personal umbrella policy should cover me personally assuming they cannot get me dismissed as an individual.

However, as an agent and investor, we understand an accept that our payout comes with time- however for a project manager realistically looking for a 1099, being paid at the time of work is key to making sure you have the right person on your team.Is there realistically a way that you can create your projections of net profit on a project (in a scale format from X$ to Y$) and find a happy medium in there of expected net profit, and carve out your PM budget there?
