@Andy M. unfortunately this is one of the disadvantage when third party is involved :-( And sadly APS is not the only company which misappropriated the funds, see this article in The Wall Street Journal about major players Equity Trust and Entrust being sued:http://online.wsj.com/news/articles/SB100014240527...Self-directed IRA LLC will eliminate this problem because custodian no longer holding assets/funds of the IRA, but instead you as the manager of the LLC (owned by your IRA) control it.But there is even better option: self-directed, trustee managed Solo 401k plan.

Best answer I've heard when you don't file a reporting return from a multimember LLC, where business expenses would be handled in the LLC (non-entity without S type declaration) filing a reporting return 1065 would (I'm believing) handle business wide expenses that are general across all properties like marketing, laptops, cell service etc.

We have 1 phone number we use on the maliers it forwards all the calls to both our cells phone, (he picks up the calls not me)and every call is automatically recorded.

We have several student rentals and, it would seem, all students have cell phones and are game to both use (an app to open doors) and to carry (a proximity RFID tag) new technology.We also have buildings which cater to working class and {older than student} tenants where we find traditional keys still work best.The advantage of electronic locks is no physical keys to manage and the ability to manage access remotely - given access to service/maintenance personnel is greatly simplified.

Unrelated but my friend has 60 acres in a booming section and few years ago verizon offered him 600 a month to put a fenced-in cell tower on his land and he came back with 1000, 6 months later there was a tower on his neighbors property.steven
