heck I bet most of us would have a difficult time building a list of a hundred COI peeps that can directly influence our geographical market.If so divide that number by 30 and have some conversations on purpose with those who already know you.Other then that and if you have to finance your marketing an aggressive agent working the absentee equity list from the MLS will pay dividends.If you can afford marketing as an expense of investing then direct mail is the gorilla in the marketing arena.Word of caution.

I agree with Michael that your lower hanging fruit is working your COI (circle of influence), but if you have that base covered, and you're doing marketing, etc. don't just sit around waiting for a miracle to happen like so many do.  

This person who has no apparent value has an entire sphere of influence: friends, family, coworkers.

This site has been a genuinely positive influence for both old and new.  

They listen, guide, persuade/influence, and close. 

You can blame the scuzzball gurus who influence beginners to start in wholesaling as well as those passing on bad habits.Wholesalers are a figment of their imagination, you're not in a profession or a professional, they are real estate operators performing a niche tactic to facilitate a transaction.

Neighborhoods may have a market influence as a sought after area due to schools, proximatety to shopping or other amenities.

This together with doubts about future incomes and job stability of younger people may influence the ability or even desire to save thereby strengthing the rent roles.
