Between vacancies, repairs, and all the other unexpected things that can and will happen over the long haul, 50% works.I'm not getting into this debate, but there are always a few people who want to prove that the number isn't 50%, but something considerably less.

Furnace filters, duct cleaning, dryer vent cleaning, chimney cleaning, fridge coils, swamp coolers, gutters, ac, sump pumps, plumbing inspection etc etc.We are toying with the idea of paying for a separate independent inspection annually. 

If I do purchase turn-key it is usually when I first enter the market and it allows me continue to validate / learn the lanscape of the market and then I tend to go off on my own when it comes to scale the market and by doing that I have helped de-risk my protfolio over the long haul.  

Discuss the numbers with them and provide some confidence that you’re in this for the long haul, know what you’re doing, and worthy of a loan.

Its all about who has the best toys.

I contacted a local fuel oil supplier, who charged me $200 to pump out whatever was in the tank, figure out what was in there, and haul it off.  

For example, the social security system might have been fine if it had been set up in individual accounts and uncle Samantha's fingers had stayed out of it but it became the pot of gold from which all toys came from.

I pay for their first months rent, security deposit and U-Haul in exchange for giving me the keys to their home in good condition upon moving out.

They'll haul away a lot of stuff for free if it's salvageable.Good Luck with your venture.
