With SDE @ approximately 25% of revenue, I am inclined to pay roughly 1x revenue/4x earnings for this business, would love any opinions otherwise.On the other hand, the idea of growing organically is very appealing.

The cost and effort is minimal and places a significant restraint on them that will impede their lives in the future.Throwing up your hands and adopting a defeatist attitude is why there so many tenants out there taking advantage of landlords.

I manage another property of my own not too far away, so I know first hand putting a lease/renewal together is like a 10 minute copy/paste job.

If you don't want to keep the tenant, hand them a letter that says you will not renew their lease and they are expected to be out by termination.

I get them rent-ready and then hand off to PM and generally don't deal with them anymore unless there's any major cap-ex type issues.
