With SDE @ approximately 25% of revenue, I am inclined to pay roughly 1x revenue/4x earnings for this business, would love any opinions otherwise.On the other hand, the idea of growing organically is very appealing.

If you don't want to keep the tenant, hand them a letter that says you will not renew their lease and they are expected to be out by termination.

I get them rent-ready and then hand off to PM and generally don't deal with them anymore unless there's any major cap-ex type issues.
