tpalm36 you can advertise on your local newspaper hang flyers in your target area or talk to friends or family members the birdogs i use are usually family, friends,realtors,mortgage brokers,the garbage guy ,your mailman,landscaper,even my barber i tell them if they find a property that i close on i'll pay them 1,000 to 2,000 cash!!!!!!

In some markets would would even pay some municipal provided utilities like garbage, sewer etc as landlord because if unpaid they become liens.

If my margin is too small/close, I simply pay someone a small fee to clean up the garbage, waste, and debris (and possibly some light landscaping if necessary) and throw it on the market for a small, solid return for almost no work.

Hopefully your $200/month cash flow is also including other expenses, like management, vacancy, water/sewer (if you plan on paying for that) and garbage service (if not included in the HOA).
