I know that I cannot reject him because he has a kid, but I did see that one of the reasons to reject an application is an unsatisfactory reference from landlords, employers and/or personal references.

That being said, I'd probably have to do a cash deal now as I don't think i'd qualify for a mortgage now as I'm not employed (on purpose, financially I'm fine as I saved money so I could spend the last year with my Dad, who had cancer, and then I relocated).

There is a big difference between an loan officer asking a potential loan candidate how long they have worked at their job and, how much money they make and what their current debts are vs gathering tax returns, W-2's, verifying employment and so on.
