Will, I'd like to hear about this too, things like whether or not expansion is permissible, are there zoning issues, demographics-will the area support the business, are there other storage facilities in the area, if so, go in and ask if they are full.

Based on the demographics of the zip code and a number of properties in need of repair selling for $7,000 your return would not be enough for me to look at the property.My Experience tells me that you may be able to pick up a similar property for closer to $30,000 even if you have to buy one in need of rehab.
