Will, I'd like to hear about this too, things like whether or not expansion is permissible, are there zoning issues, demographics-will the area support the business, are there other storage facilities in the area, if so, go in and ask if they are full.

Sophie: if you google the zip code there will be demographic information that can give you a start to understand the area.

I'm using ListSource and I know what I want to choose geographically, but the other aspects of the list criteria are a little confusing; mortgage types, demographics, property types etc.What sort of things should I be considering in building a list to target possible sellers?

Based on the demographics of the zip code and a number of properties in need of repair selling for $7,000 your return would not be enough for me to look at the property.My Experience tells me that you may be able to pick up a similar property for closer to $30,000 even if you have to buy one in need of rehab.
