Steven, the tenant actually filed a complaint with the government air quality bureau, and they mandated asbestos testing and warned me on proper removal of asbestos materials.The govt inspector said there was a 100 sqft rule, and I have 1000 sqft of popcorn, and only owner/occupant (you actually live in the rental) can remove asbestos.So I have to be careful about doing it myself, as I don't actually occupy the rental.But my question remains... once you disclose asbestos to applicants, how often do they back out?

Did you add central air to this?

I lived there for 2 years while in the Air Force.  

The property is residential and improvements consist of adding new central air to both units.

If you are living there a long time, here are some common things people over look: 1. window/door package2. waterproofing details3. building materials4. air sealing/ indoor air quality, energy performance requirements5. sound reduction6. site challenges / site advantagesThe average person chooses more square feet, and more expensive finishes over performance and durability.

Get the car wash with the wax, undercarriage treatment, 2nd rinse, and the air dryer if you want it clean.

I currently use cozy which charges them a substantial fee and take a few days to process out of their accounts into mine.

I suspect though like air bnb local zoning will start to look at this.. 

I also own a condo that I use as a vacation rental on air BnB that I will be using a property management company to take care of when I move.
