ID educate them like said its common in some markets and has been for decades others no one has heard of it.. you can definitely confuse agents so its as much an education for them and the Listing agent as well. but once its understood unless there is some other term that beats you out.. you at least get to offer your top number without leaving a ton of money on the table.
