In my area (Northern Virginia), I’ve noticed a lot of tear-downs being replaced by $1M+ Spec Homes.

I plan on making a move to Southern California in a few years, however, I am looking to invest with developers building high-end spec homes beforehand.I have been fascinated seeing beautiful speculative-built homes across the LA and OC areas and I plan on getting involved by the end of 2024.My plan is to invest passively in such developments while observing until I can develop such properties myself.Any advice, input, recommendations, or referrals would be much appreciated.I look forward to your responses.

This area is showing lot of growth in terms of companies setting up manufacturing locations like Toyota battery plant, Boom Jet manufacturing to name a few. 

The mil-spec writer has to follow the rules no matter how impractical they are (Congress never lets a defense contractor go out of business unless its part of a nation-wide base closure and realignment situation), while the commercial tech writer has to create documents for products customers can refuse to buy if they don't like them for any reason (such as when the manuals suck).

I have found quite a few properties and gathered specs, but reaching out to the potential seller, and the potential buyer I have not done yet.

Still negotiating on two small multifamily properties and a bank owned lot for a spec home.

It has no batteries or moving parts.I have a camera system that monitors the front exterior and boat dock for security purposes.I had a parent that rented the house for her high school daughters Prom party.

Personally speaking, we build spec new construction, and I don't like older houses that need remodeled, etc. 

. - if you’re in Oakland and lower priced is above $200k, do the right thing and put in the exterior wall / ceiling / attic insulation to recommended specs.
